Site finish work is complete with exception of final sodding and perennial planting. At interior, work is substantially complete in all areas except remaining punchlist items and final finishes within Starbucks. Final cleaning has been completed in various areas. Much of the upper level office area has been cleaned and turned over to the University. Furniture installation is nearing completion.
March 2008
Site finish work is approaching completion at permiter of building. Perennials will be planted in the spring as weather permits. At 3rd and 4th floor, finishes are complete with exception of minor misc. and punchlist work. On 2nd floor, progress is similar. Work in the atrium is substantially complete. On the east side, remaining work includes countertops, fixtures, and final finish details. Final finishes are underway within Starbucks area, including painting and tiling. 1st floor classrooms are substantially complete. The University has begun installing furniture, which will progress through April.
February 2008
At building exterior, workers are finalizing detail trim, including entries at the north side. Inside, finishes are complete on 3rd and 4th floor with exception of minor miscellaneous items. On the west side of 2nd floor, finish work is underway including acoustical tile, painting, and flooring. At the east (atrium side) millwork and glass are well underway. On first floor, classroom work is approaching final stages. Railings are underway at the atrium stairway, and wood paneling is beginning along the ceiling.
January 2008
At building interior, work on 3rd and 4th floors is in final stages including millwork, final flooring, touch-up, white boards and light fixtures. At the 2nd floor, office finishes are underway. Tile flooring is underway at central walkways near atrium. Railings are substantially complete. At the 1st floor, the main stairway is installed. Tile remains at treads. Wall finishes remain throughout 1st level. At lower basement level, installation of chiller piping is underway. At Skyway, connection detailing is underway. Work primarily includes window trim and metal flashing. Interior finishes have also commenced including floor tile and painting.
December 2007
Site finish work is nearly complete. Outstanding work, including sod and perennial planting, will be finalized in the spring. At building exterior, workers continue to finish window trim and mullions. Detail work remains at the skyway bridge connections. All interior work at 3rd and 4th floors is in finishing stages including carpeting at office, doors, millwork, trim, acoustical ceilings and fixtures. On 2nd floor, office finishes are underway including paiting, ceiling grid, and mechanical/electrical rough-in work. On 1st floor, drywall in atrium is nearly complete. Railing are being installed in open area. Stone is underway on east wall and lighting fixtures are progressing. At lower level, connection to major mechanical and electrical equipment is nearing completion and the building is currently on permanent heat and power.
November 2007
At exterior, finish work is in final stages including glass, window trim, and metal flashing. Site work is underway. Sidewalks and landscaping are generally complete at the east and west site. The Campbell Garden is substantially complete. At the 3rd and 4th floors millwork is beginning with flooring work close behind. At 2nd floor, painting is progressing and ceiling grid is underway. At 1st floor, concrete for stepped seating has begun in the east classrooms. Mechanical and electrical rough-in continues in the atrium. Elevators are substantially complete and operational.
October 2007
Exterior brick is complete with exception of detail work at elevations. Roofing membranes are installed and metal flashing is now underway. At 3rd and 4th floors, drywall is hung. Painting, ceiling grid and fire protection rough-in is progressing. At 2nd level, drywall is nearing completion. At 1st level, wall framing is generally complete. The south freight elevator is mostly complete with primary passeneger elevator close behind.
September 2007
Brick is mostly complete for the entire building. Glass continues with trimwork now underway. Roofing membranes have been installed at most locations, while flashing has yet to begin. On floors 2-4 wall framing is roughly 95% complete. Mechanical and electrical rough-in is approximately 75% complete overall. Installation of both elevators has begun. At the basement level, all major mechanical and electrical systems have been set and connection continues.
August 2007
Exterior glass on the skyway bridge is nearing completion. Final tie-in to the building is being made on the north side. Construction trailers are being relocated from the west to allow finish work in the garden area.
East Structure: Brick is generally complete at the north side and half of the east. On all floors wall framing is at least 90% complete. Mechanical and electrical rough-in is approximately 70% complete. Pre-drywall work is underway on all levels, and sheetrocking has begun in the 1st floor classrooms. The south freight elevator is being installed, while two stairwells near substantial completion.
West Structure: Steel fire-proofing is underway. Duct rough-in is progressing well.
July 2007
Steel framing for the skyway bridge is complete, including connection to the existing Carlson building. Window clips and associated steel work is progressing to support window installation.
East Structure: Exterior glass is generally complete at the east and south sides. Glass is approximately 50% complete on the north side. Roofing work is underway. Steel framing is being finished at the atrium link between the east and west structures.
West Structure: Structural steel framing from the second floor to the roof is complete. The metal roof deck is now installed. Connection to the east building continues in the atrium area.
June 2007
Construction of the skyway bridge is underway. Steel framing is complete to the caissons on the north side of the street. Major connections to utilities is progressing.
East Structure: Concrete framing is substantially complete. Glass installation is almost finished at the east and south, and 75% done at the north. Structural steel framing is underway for the penthouse. Inside, wall framing is underway. Electrical work is progressing throughout, with mechanical and plumbing rough-in.
West Structure: Footings and foundation walls are complete and backfilled. The first and second floor concrete slabs are complete with columns extending to the future roof elevation. Roof steel framing is scheduled to begin early July.
May 2007
Backfilling at the perimeter of the lower level is substantially complete. Removal of shoring is complete along the north, east and south sides of the east structure. Caissons are being drilled at the north side of fourth street for the connecting bridge support.
East Structure: Concrete floors are complete through the 4th level. Columns are in place to support the roof level. Exterior block wall installation is underway. Interior work is progressing from the lower level upward, including mechanical and electrical rough-in and systems installation.
West Structure: Foundation walls are complete along the south side and half of the west. Interior column footings are progressing to support the second floor slab.
April 2007
East Structure: Concrete for the third level floor level is complete. Columns have been installed from the third level to support the upcoming fourth level pour. At the first level, steel stairways are starting at the north stair from the first to second level. Outside, backfilling continues at the lower level foundation walls around the east building area. Removal of steel columns used for perimeter shoring is also underway.

East Structure: The first and second floor slabs are complete and columns have been extended to the third floor. Backfilling is underway at the lower level foundation walls. Waterproofing and insulation are roughly 80% complete around the lower level foundation walls.
February 2007
Underground utility work is complete at the lower level. The slab-on-grade is 90% complete. Forming of the first floor concrete deck is roughly 60% complete as steel reinforcing installation progresses.
January 2007
Footings and foundation work is close to completion along with concrete columns. Backfilling and waterproofing are underway at the lower level perimter. Underground utilities work continues.
December 2006
Lower level footings and foundation work has begun. Underground electrical and mechanical work is underway. Bid Package #3 has been issued. Site preparation progressing well toward completion.
November 2006
Shoring and lagging (system designed to support surrounding dirt and structures) completed in conjunction with excavation work on site. Tower crane has been erected. Construction Bid Package #2 has been issued.
